This is what connects their future payments to your commission. [Audio] S E C T I O N 6 Your Commission Rates You earn a commission each time your client fully pays an amortization month. Partial payments do not trigger a commission — the full amort month's due amount must be settled first. The rate is determined by the amort month number on the schedule, not the payment type. Your commission = the amort month's due amount × the rate for that amort month number. For example, if amort month 1 is due ₱50,000 and fully paid, you earn ₱25,000 (50%). If amort month 2 is due ₱20,000 and fully paid, you earn ₱6,000 (30%). Is there a maximum I can earn per client? Yes. Your total commission per property is capped at 15% of the property's cash price. For example, a ₱1,200,000 property gives you a commission limit of ₱180,000 from that client. Payments stop being commissionable once you've reached that total. Quick Example — ₱1,200,000 Property (LSP) Total commission limit: ₱180,000 Amort Month 1 · ₱50,000 due ₱25,000 (50%) Amort Month 2 · ₱20,000 due ₱6,000 (30%) Amort Months 3–6 · ₱20,000 each ₱6,000 each (30%) Amort Month 7+ · ₱10,000 each ₱1,500 each (15%).
[Audio] S E C T I O N 7 How Commissions Are Released Here's exactly what happens from the moment your client makes a payment to when the money reaches you. Your client fully pays a monthly installment Your client pays their monthly amortization in full — either at the office, via bank transfer, or online. The month must be completely settled; partial payments do not trigger a commission. Your commission is calculated ⚙ Once the full monthly amount is confirmed paid, the system automatically calculates your commission based on which number that amortization month is — Month 1 = 50%, Months 2–6 = 30%, Month 7+ = 15%. The rate is tied to the month number, not the payment scheme. Happens automatically Waiting period (Spot Cash & LAP only) If your client chose Spot Cash or LAP, there is a 15-day holding period from the date the PA was signed. This is a security check. During this time, your commission shows as "On Hold" in the app. LSP clients have no waiting period. 15 days for Spot Cash / LAP LSP — no hold Commission is released ✅ After the holding period passes (and everything checks out), your commission is released. It will now show as "Unpaid" in your commission list — meaning it's confirmed and waiting to be paid out to you. Released — now "Unpaid" Payment sent to your account The finance team processes the payout to your GCash or bank account. Once sent, your commission updates to "Paid" in the app. Status → Paid ✓ What is a "clawback"? In rare cases — for example, if an interment order is placed within 15 days of a Spot Cash or LAP agreement — your commission may be reversed. This is called a clawback.
